We have many years of experience in renting out our vacation apartment in Spain. We know like no other how important it is to have a reliable and professional keyholder for the rental of your (vacation) home.

Outsourcing keyholding, or key management, in Spain is a decision only you can make. It is nice to know that during your absence there is someone to supervise your Spanish (vacation) home. Whether it is an apartment or a detached (vacation) villa, it does not matter to us, we will keep an eye on it. We know that you have to have a relationship of trust with each other, therefore we attach great value to a personal introduction, this can be in a video call or in person, for us a mutual click is very important.

This personal approach is important to us. After all, you do put the key to your home in our hands. Do you have special wishes? No problem, we love flexibility and the customer is king with us.

Definitions:

Keyholding

  • Managing and securely storing your house keys in an approved key safe. Your keys are kept by code; the keys cannot be traced to an address. The same applies to the alarm code

Inspection round 2x a month

  • Exterior: Everything around the house is looked at for any defects or damage
  • Inspection of locks and possible alarm: Locks are checked for any break-in damage, if desired the alarm can be tested.
  • Operation of shutters and blinds: The shutters are tested for operation, as are the blinds
  • Water (leakage) and electricity check: Visual check of water damage and operation of interior and exterior lighting (if any)
  • Flushing of sinks and toilets: All indoor and outdoor faucets are flushed for at least 5 minutes due to legionella bacteria
  • Ventilate home: Upon entering, all windows and doors are opened opposite each other and air your residence.
  • Collecting mail: We collect the mail from the (outside) mailbox and it is placed in the desired place. If necessary, we can also forward the mail to a desired address at applicable rates.
  • Plant watering: If you have indoor or outdoor plants, they will be watered upon request during our visit.
  • Pest control: If pests are detected, you will be notified. If necessary, a professional company may be hired at the owner's request.
  • Photo report of the inspection: Photos are taken of all imperfections and will be e-mailed to you. You can forward the supplied photos yourself to e.g. the insurance company.
  • Extra storm check: If there has been a storm you have the option of having an extra check done. If this happens more than 2 times that year, we will charge a small fee and do an extra check. We will then check for any damage. If irregularities are found, this will be reported to you. Any further actions will be discussed with you.
  • Damage Assessment: A report is prepared for each damage, this is communicated to you for any further action(s).
  • Extra check: once a year you are entitled to an extra check. You can indicate if you want to make use of this. This includes on request an extra check once a year, the customer indicates whether this extra check is desired.
